Renovations: Where To Start?







So, you're thinking about renovating your home - congratulations! Improving one's space can be so beneficial for your quality of life as well as the value of your home. But how do you know what you should renovate? Here's what we've learned from the experts:


 


Do A Survey Of The House 

 

Having a home inspector come - even if it's just after you've bought a house - is going to be incredibly helpful. They'll be able to see things that you might not know to look for. They'll go into your attic, look under carpets, knock on walls to see if anything is hollow or loose. They'll check your windows, your brickwork and check for paint flakes, woodworm or any mysterious cracks in your home. 

 

You might find, after a home inspection has been performed on your home, that your first renovations might be repairs instead of cosmetic changes. Foundational or structural renovations are incredibly important to the integrity of the home as well as its value, though it is understandable that it's frustrating to spend a lot of money on a renovation that isn't easily visible to the naked eye. This is because we expect these things to always have been in good order. 


 

Prioritize Your List 

 

Following your home inspection, you might have a sizable list of projects to work on. Which of these projects should you start with first? It might not be a bad idea to create a list or a spreadsheet breaking down your list into categories based on the job or the room. 

 

Highlight or score your projects based on how urgent the work is. The more urgent the renovation is, the sooner you should get it done. While prioritizing your list of projects, it might also be good to consider the order that your renovations will be carried out. For example, you can't do any painting and decorating before your room has been plastered but you can't do any plastering before you've sorted out your electrics and plumbing. 


 

Ask For Help 

 

You should never feel bad for needing help! Especially when it comes to home renovations, getting multiple opinions from professionals can only help you. In addition to speaking to a home inspector, it may also be a good idea to reach out to reputable contractors, and even a financial advisor or real estate agent. The financial advisor can help you determine how much money you can really play with, as well as how much to budget for surprises along the renovation journey. A real estate agent can also help you with better understanding what will get you a bigger or smaller return on your investment based on your list of projects that you want to do for the home. 


 

What one person's list will look like will differ from someone else's. Just remember to make your plans as detailed as possible, within your budget, and based on urgency/priority. We wish you the best of luck in your home renovations!
